Construction had to accommodate other major concurrent projects on site as well as the operation of Scripps Memorial Hospital. UMEC provided two major value engineering/cost savings solutions for the project.
The Basis of Design originally called for water-cooled chillers. UMEC was able to replace these with high efficiency air-cooled chillers, thereby eliminating the cooling towers, the condenser water pumps and piping, and the associated electrical and structural costs.
The saving solution was the reduction of the original six air handlers to three, taking into account life cycle cost, impact to the structural design (weight, vibration, height, etc.), and screen wall impact. The result was the district selected the UMEC-recommended units that saved money (not only on cost but on operating cost as well) and had better sound and vibration performance. There was no impact to the structural design and the revisions to the screen wall were minimal.
Scripps' needed a new 185,000-square-foot medical office building located at the Scripps Healthcare campus in La Jolla, California, that would provide providing physician's professional services and an ambulatory health care facility.
HEALTHCARE FACILITY BACKGROUND
Scripps is a private, nonprofit, integrated health system in San Diego, California. They operate top-ranked hospitals and offer medical care, preventive services, and wellness screenings for every stage of life.
This project was delivered using a design-build approach for HVAC and plumbing. The facility includes both OSHPD 3 and non-OSHPD areas. The building has four Cath Labs, four GI labs, two MRI rooms, and once CT room.
